One of the most common questions I hear is: “How long is it actually taking to sell a home in South Wales right now?”
The truth is, the process is taking longer than many sellers expect — and it’s important to go in with your eyes open.
What the Market Data Shows
At the moment, the average time to sell a home in Wales — from putting it on the market to completing the sale — is about 211 days. That’s just under seven months.
Here’s how that typically breaks down:
- Around 92 days to get from listing to Sold Subject to Contract (SSTC).
- Another 119 days from SSTC to legal completion.
So if you’re thinking about selling, it’s realistic to allow six to seven months from start to finish.
💡 Tip: Always plan backwards from the date you want to move. If you’re aiming to be in a new home by Christmas, you should be putting your house on the market by early summer at the latest.
Why It’s Taking Longer To Sell
There are a few key reasons behind these longer timelines:
- Mortgage affordability – Higher interest rates mean fewer buyers can move quickly.
- Local variations – Some towns are much slower than others. For example, homes in Blaenau Gwent often take longer to shift than similar homes in Cardiff.
- Conveyancing delays – Even once you’ve found a buyer, the legal process can drag on for months.
Example: I recently helped a family in Neath sell their three-bed semi. It took just over 90 days to agree a sale, but another 110 days to complete. That’s more than 200 days in total — almost exactly the Welsh average.
